      TERMS & CONDITIONS
      Check-in & Check-out Policy
      • Check-in time is from 14:00 hrs. on the day of arrival. To confirm an early check in a full night charge applies. However, should you require early access to your apartment, every effort will be made to meet your request which is subject to our room availability.
      • Check-out time is 12:00 hrs. Late departure till 18:00 hrs. will be charged 50% of the accommodation rate, thereafter, a full night charge applies. Late check out is subject to our room availability. 
      Extension of Stay / Shorten of Stay
      • Daily Rates:
                 • Extension of stay must be noticed 72 hours prior to the departure date, and it is subject to room  availability.
                 • Shortening of stay must be noticed 72 hours prior to the departure date, shorten stay requests after this time will be charged the whole accommodation period.
      •  Monthly Rates:           
                 • Extension of stay must be noticed 168 hours/7 days prior to the departure date. Extend less than 2 weeks/14 nights, a daily rate will be applied. Extend more than 2 weeks/14 nights, a pro-rated will be applied.

      Advance Payment and Security Deposit
      ▪ Booking less than 1 month: 1 night charge at the time of reservation. The remaining amount can be paid upon check-in.
      ▪ Booking less than 3 months: 1st month advance payment
      ▪ Bookings less than 12 months: 1st month advance payment + 1-month security deposit
      ▪ Bookings 12 months & above: 1st month advance payment + 2 months security deposit

      Incidental Deposit
      ▪ Booking less than 7 nights: THB 1,000 net per day
      ▪ Booking more than 7 nights (less than 1 month): THB 7,000 net per stay
      ▪ Booking 1 months & above: 10% of monthly room rental Extension of Stay
      ▪ Bookings less than 1 month: Request is subject to apartment availability and rate change.
      ▪ Bookings less than 6 months: 14 days’ written notice prior to original departure date, otherwise request is subject to availability. Daily (pro) rate applies for extended period less than 1 month.
      ▪ Bookings 6 months & above: 1 month written notice prior to original departure date, otherwise request is subject to availability. Daily (pro) rate applies for extended period less than 1 month.
      ▪ Bookings 12 months & above: 2 months written notice prior to original departure date, otherwise request is subject to availability. Daily (pro) rate applies for extended period less than 1 month.

      Additional Breakfast Charge
      ▪ Child up to 5 years of age is complimentary.
      ▪ Child 6 to 11 years charge at THB 200 nett per child per meal
      ▪ Adult or Child 12 years and above charge at THB 400 nett per adult/child per meal

      Additional Person Charge
      ▪ Child up to 11 years of age is complimentary.
      ▪ Adult or Child 12 years and above,1-extra bed provide exclude breakfast charge at THB 1,000 nett per person per day.
      ▪ Adult or Child 12 years and above,1-extra bed provide include breakfast charge at THB 1,400 nett per person per day.

      Cancellation Policy :

      • Booking up to 7 nights stay, a cancellation received less than 7 days before the arrival date is subject to a cancellation charge equivalent to 1-night stay.
      • Booking 8 to 14 nights stay, a cancellation received less than 7 days before the arrival date is subject to a cancellation charge equivalent to 3 nights stay at daily rate.
      • Booking 15 to 30 nights and up to 89 nights, a cancellation received less than 14 days before the arrival date is subject to a cancellation charge equivalent to 7 nights stay at daily rate.
      • Booking 3 months to less than 6 months stay, a cancellation received less than 14 days before the arrival date is subject to a cancellation charge equivalent to 2 week’s stay at daily rate.
      • Booking 6 months stay and above, a cancellation received less than 14 days before the arrival date is subject to a cancellation charge equivalent to 1 month’s stay.
      • No-show on arrival date will be charged according to the booking cancellation terms.
